Challenge: The decision to move had been made, but getting started was the problem. The quantity and nature of the “stuff” in this large five bedroom house created a mental barrier preventing the Boomer owners from taking action. Furniture and personal possessions of at least two generations filled the many rooms and both the basement and the garage were filled with lumber, a motorcycle, etc.. Then there was the matter of where best this active couple should move to…
Solution: A workable plan of action to deal with the house contents, and to prepare and sell the house, was presented and accepted. Two large dumpsters were filled and taken to the dump. The entire house was then professionally cleaned, painted and professionally staged. A high profile Launch/Open House was held and we proceeded to implement our full marketing plan.
Result: We sold the house the first weekend on the market - for $18,000 over the asking price. We then assisted the couple in their search for and purchase of a very nice condo in a low-rise building.

It has been almost two years since you were our agents in selling our house and buying our condo. It was a time of turmoil and emotion. Leaving a family home of thirty years, sorting through years of possessions, finding forgotten things and finally dispersing of my mother’s things which had been in storage for over ten years. My husband and I approached the project with a great deal of trepidation. Challenge: John, a long-time client who in retirement enjoys an active, independent life-style, decided the time was right to put property maintenance behind him and follow through with his well thought out plan to “rightsize” to a condo within his familiar stomping grounds. The timing elements of the move were high priority – so as to be able to purchase a condo and sell the townhouse without incurring any significant extra expense or inconvenience. How to systematically dispose of surplus furniture and other property, and pack for the move were, also important concerns.
Solution: After our initial consultation, a professional Move Manager was engaged to provide invaluable hands-on help in the sorting and de-cluttering process, and to work with John to plan every detail of the eventual move – including some packing and unpacking. Meanwhile, we energetically launched the townhouse for sale on the MLS real estate market, and at the same time began searching for that ideal condo unit - in just the right building.
Result: We found and John purchased just the right condo after viewing several, and we negotiated a longer than usual closing period - so that we would have plenty of time to sell the townhouse. The well-prepared townhouse was sold promptly for a good price and John chose a closing date that was two full weeks after the closing date of the condo - to allow ample time for a thorough painting of the unit and the use of a detailed floor plan for furniture placement. The Move Manager helped oversee the physical move and to facilitate the start of settling in.
Over the years, Eric Cosgrove has eased the family through three home sales and one purchase with quiet professionalism, sensitivity and competence. He has earned our trust. Dad Moved To Retirement Home
Challenge: Dad was unable for health reasons to live alone and was moved into a nearby retirement home. His daughter, a senior civil servant in Ottawa, had Power of Attorney and faced the task of emptying and selling the family home. She was already spending all her free time helping her Dad adjust to his new home and her demanding job prevented her from dealing with the house and its contents. The home itself was solid and fairly well maintained, but very full of accumulated possessions and in need of freshening and updating.
Solution: We were contacted by the retirement home to offer some options to the daughter. The family accepted our proposal to empty, prepare and sell the house. This included hiring and overseeing a Senior Move Manager, professional cleaner, renovator (for the bathroom), hardwood floor refinisher, painter and junk-removal company. We managed the quotations and payments and reported progress daily to the daughter. We then implemented our agreed marketing plan to sell the house.
Result: Both Dad and his daughter took a final walk-through of the house after the work had been completed and it was ready for showing. They were delighted when it sold within a week - for close to the asking price. (The daughter hadn’t missed a day’s work through the process.)

Challenge: An elderly lady with no close relatives passed away. She left a fully furnished and quite cluttered older home in need of much attention. The 70+ year old home was in largely original condition and needed to be sold.
Solution: The deceased’s lawyer contacted me to work with the executor - to empty and sell the property “as is”. Once the executor had removed all items to be retained for the family, I arranged for the removal of the balance of items for disposal, a general cleaning of the interior, plus a cleanup of the front and back yards. The property was then put on the market and a search conducted for a buyer that was looking for a property in this (fixer-upper) condition.
Result: The process ran quite smoothly at little cost to the estate and the property was sold within two weeks near the asking price.

Challenge: A well known professor and single mother died at a young age leaving a 20 year old son. Her renovated house in the market area remained vacant and untouched for approximately 5 months. The house had to be emptied and sold.
Solution: The co-executor for the estate was a senior officer from a Trust company. He contracted my team to deal with all aspects of the house and contents. I hired 16 contractors to help implement the detailed work plan approved by both executors. For example, an empathetic Senior Move Manager was engaged to help the deceased’s son carry out the difficult task of sorting through the contents of his mother’s home - to select what to keep, sell, donate, store or discard. Appropriate follow-up actions were then carried out under my supervision. We engaged both an arborist to re-claim the ornamental trees and a professional landscaper/gardener to deal with the many shrubs and annuals. A professional home inspection was carried out to uncover any issues before the property went on the market. Several repairs were carried out and service calls were arranged to verify the safe operation of the home’s electrical and heating systems. The house was professionally staged and my full 13 point marketing plan was implemented. Both executors and the deceased’s son were keep informed of the status of this project ever step of the way.
Result: The home sold in less than a month, the son benefitted from being part of the process and through working through us the Trust Company executor discovered ways to carry out his duties in future in a more cost-effective way than in the past.
